We come from a range of backgrounds as real estate private equity investors, operators, investment bankers, architects and construction managers. This experience allows us to successfully execute across diverse product types and strategies.
Greg formed ProspectHill Group in 2013 as a private real estate investment firm based in San Francisco. Since its formation, ProspectHill has invested in a diverse range of commercial real estate with a combined gross asset value in excess of $3.5 billion. These investments span core to deep value add, multiple product types and various geographic markets.
From 2003 to 2013 Greg was a founding managing member of Rockpoint Group, a global real estate private equity investment firm; and from 1995 to 2003 was a managing member of Westbrook Partners, Rockpoint’s predecessor firm. At Rockpoint and Westbrook, he was involved in all aspects of those firms’ activities and helped direct the deployment and asset management of $10 billion of equity capital through eight discretionary real estate vehicles. Over 18 years, these vehicles have controlled over $40 billion of diverse real estate assets in the US and globally.
During his tenure as a managing member at Westbrook and Rockpoint, Greg directly led over 100 separate ventures across the Western US, Hawaii, Asia and Europe. These investments, representing over $10 billion of asset value, included office, R&D, multi family, hotel and residential land, typically requiring deep value add expertise to achieve their business plan objectives.
Prior to Rockpoint and Westbrook, Greg held several positions in the real estate industry including spending seven years at Morgan Stanley Realty, ultimately overseeing that firm’s western US activities. Greg received an AB from Dartmouth College in 1980 and an MBA from the Stanford Graduate School of Business in 1984.
After working together for a number of years at Rockpoint Group, Ian joined Greg to form ProspectHill Group in 2013. Since its formation, ProspectHill has invested in a diverse range of commercial real estate with a combined gross asset value in excess of $3.5 billion. These investments span core to deep value add, multiple product types and various geographic markets. Ian is involved in every aspect of ProspectHill’s business, including acquisition evaluation, due diligence, joint venture formation, debt financing, construction management, leasing and partnership negotiations, asset management and dispositions.
Prior to joining ProspectHill, Ian worked as a vice president of acquisitions at Embarcadero Capital Partners, as a vice president of acquisitions at Rockpoint Group and as an analyst in the real estate investment banking group at Banc of America Securities. On the buy side at Embarcadero Capital Partners and Rockpoint Group, Ian worked on over $2 billion of acquisitions, financings and recapitalizations for office, multifamily, lodging and land in the western US. At Banc of America Securities, Ian was involved in over $6 billion of equity and debt placements and mergers and acquisitions advisory work.
Ian earned a BS in commerce, with honors, from the University of Virginia, and also received an MBA, with honors, from the Kellogg School of Management at Northwestern University. He lives with his wife Caitlin and daughters Ceri and Emma in San Francisco, California, and can generally be found skiing, biking, climbing and fly fishing when he is not in the office.
Scott joined ProspectHill in 2021, bringing substantial market knowledge, industry relationships and financing expertise. At ProspectHill, he shares responsibility for its investment origination, underwriting and financings, and for supporting, in this role, third party developers with which the firm forms co-GP relationships.
Prior to joining ProspectHill, Scott was a senior professional in the Real Estate Investing Group at Morgan Stanley, most recently as an Executive Director at the Morgan Stanley Real Estate Funds (i.e., MSREF, now North Haven Real Estate Partners), Prime Property Fund (one of the leading US open ended core funds), and Mesa West Capital (a leading commercial mortgage finance company). In his role at MSREF and Prime, Scott was responsible for the negotiation and structuring of $15 billion of ventures and financings across most US markets and product types; at Mesa West, he helped manage the origination activity and debt portfolio, and shared responsibility for maintaining important borrower and operating partner relationships in major US markets.
From 2002-2007, Scott was an attorney in the Real Estate group at Paul Hastings where he advised institutional clients on financing, joint ventures and acquisitions and the Private Equity group at Kirkland & Ellis. He earned a BA from the University of Pennsylvania and JD from New York University School of Law. Scott and his wife, Kristin, currently live in San Francisco with their children, Ellie and Alex, and their dog, Finley.
Prior to joining ProspectHill, Mark worked as a Managing Director of the San Francisco office at Skidmore, Owings & Merrill LLP (SOM), a preeminent global architectural and engineering firm. Before joining SOM’s San Francisco office, Mark founded and led SOM’s Mumbai, India office as Managing Director. Mark also worked in SOM’s New York office as both Managing Director and as Technical Director. During Mark’s tenure at SOM, he was responsible for overseeing over $100B worth of design and construction projects globally. He has extensive experience in the development of mixed use, office, hospitality, residential, workplace and large scale urban planning projects.
Mark received his BA from Texas A&M University in 1984 and has taught at the University of Pennsylvania Graduate School of Design. Mark lives in Marin with his wife Genevieve and two boys, Maxwell and Grant. He enjoys tennis, golf and spending time with his family.
Ed joined ProspectHill in January of 2019, bringing analytical and management expertise across a variety of products and markets. At ProspectHill he is responsible for asset management; acquisitions, due diligence, and financial analysis of new opportunities; project management; debt and equity partner reporting, and market research.
Prior to joining ProspectHill, Ed worked at Crow Holdings Capital Real Estate in Dallas, TX as an Associate and Head Analyst for CHC-RE’s Retail Fund Series. The Fund totaled over $720 million in equity commitments, invested in 170 multi-tenant shopping centers across the United States. Ed actively managed a portfolio of 14 shopping centers in Texas, led a team of 15 analysts, evaluated over 191 investment opportunities, and facilitated $200 million of new equity investment. Ed also worked as a generalist in his first year at CHC-RE, underwriting opportunities for the Value Add Fund series across all product types.
Ed received a BA in Economics from Yale University in 2016 and was a 4-year Varsity athlete on the Yale Heavyweight Crew team.
